Located in a redeveloping light industrial neighborhood, this new mixed-use project anchors the southern half of Downtown Los Angeles’ Arts District and creates a community where artists and creators can work and shop where they live. Comprised of 475 live/work units in seven levels, it features dedicated maker spaces, street level retail, a paseo, and is destined to be a lively pedestrian zone with cafes, art studios and entertainment venues.
Black and white graphic treatments coupled with simple geometries unify the graphic approach across the comprehensive signage and wayfinding program. A pared down use of materials and neon reference the neighborhood’s recent industrial uses and urban setting. Site interpretive graphics pay homage to the nearby LA River, as well as 19th and early 20th century history of the neighborhood such as the former passage of the Southern Pacific and Santa Fe railroads right through the paseo.
Working in partnership with Avalon Bay Communities’ retail team, EGG Office created a retail standards guide aimed at empowering retailers to craft distinctive and creative storefronts that reflect the dynamic arts scene, positioning the area as a new cultural hub along Alameda.
